Your Airbnb photos get the guest to click on your listing. Your Airbnb description gets them to pull out their credit card.
However, most hosts write terrible descriptions. They either write a massive wall of text that no one reads, or they just list the facts: "This is a 2 bedroom house with a kitchen." (The guest already knows this from the photos).
Here is the copywriting framework for writing an Airbnb description that actually converts lookers into bookers.
The 4 Rules of Airbnb Copywriting
- Guests do not read; they scan. 80% of users are on mobile phones. If you write 5-sentence paragraphs, they will scroll past. You must use bullet points, short sentences, and line breaks.
- Sell the benefit, not the feature. Don't just say "We have a Nespresso machine." Say "Start your morning on the balcony with a fresh espresso from our complimentary Nespresso bar."
- Be brutally honest. If your apartment is on the 4th floor with no elevator, you must say so explicitly. Trying to hide flaws results in refund requests and 1-star reviews.
- Identify your target avatar. Are you targeting romantic couples, large families, or remote workers? Write the description directly to them.
The Description Template
Copy and paste this structure for your listing.
Section 1: The Hook (First 2 Sentences)
This is the only part visible before the guest has to click "Read More." It must grab their attention and state exactly who the property is for.
Welcome to The Blue Heron! This mid-century modern cabin is the ultimate romantic retreat. Tucked into the pines, but only a 5-minute walk to downtown restaurants, you get total privacy without sacrificing convenience.
Section 2: The Bulleted Highlights
Give them the top 4 reasons to book immediately so they don't have to search for them.
Why you will love staying here:
- ☕ Full coffee bar (Espresso, French Press, Drip)
- 🔥 Private hot tub under the stars
- 💻 Ultra-fast 500mbps WiFi (Perfect for remote work)
- 🐶 Dog-friendly with a fully fenced backyard
Section 3: The Room-by-Room Walkthrough
Describe the layout clearly so families can picture themselves in the space.
THE SPACE
Living Room: Features a massive plush sectional, a 65" Smart TV (Netflix logged in), and a real wood-burning fireplace.
Kitchen: Fully stocked with pots, pans, olive oil, spices, and everything you need to cook a Thanksgiving dinner.
Master Bedroom: King-sized memory foam mattress, blackout curtains, and an en-suite bathroom with a rainfall shower.
Guest Bedroom: Queen-sized bed, dedicated workspace with a monitor, and plenty of closet space.
Section 4: The Honest Disclaimers
Set expectations clearly to protect your reviews.
PLEASE NOTE BEFORE BOOKING:
- We are located in a natural setting. You may see bugs outside.
- The driveway is steep. In winter months, 4WD or snow chains are highly recommended.
- We are in a quiet family neighborhood. No parties or loud music outside after 10 PM.
How to Write the Title
Your title must stand out in a sea of generic listings. You have 50 characters.
Bad Title: Nice 2 Bedroom House in Austin Good Title: Modern 2BR Oasis | Private Pool | Walk to Congress Good Title: Cozy Mountain Cabin 🌲 Hot Tub + Firepit!
Use the "Pipe" character ( | ) or emojis to break up features and make the title easily scannable on the search page.
