One of the most debated topics among vacation rental hosts is whether to allow pets.
On one side, hosts fear scratched floors, chewed furniture, and lingering odors. On the other side, "Pet-Friendly" is consistently one of the top 3 most used search filters on Airbnb and Booking.com.
If you strictly ban pets, you are eliminating 20% to 30% of your potential customer base. Here is a breakdown of the pros, cons, and how to write a pet policy that protects your property.
The Case for Allowing Pets
- Massive Increase in Demand: Millions of travelers refuse to travel without their dogs. By checking the "Pet-Friendly" box, your property appears in searches that your strict competitors are filtered out of.
- Higher Nightly Rates: Because pet-friendly rentals are relatively scarce (especially luxury ones), you can often charge a higher base nightly rate.
- The "Pet Fee" Revenue: You can (and should) charge a non-refundable pet fee. A standard fee is $50-$150 per stay. If you host 30 guests with pets a year at $100 a pop, that is $3,000 in pure additional profit.
- They Will Bring Them Anyway: Many hosts find that if they ban pets, guests simply sneak them in. If you allow them, you at least get to charge the fee and set the rules.
The Risks (And How to Mitigate Them)
- Extra Cleaning: Pet hair gets everywhere.
- Mitigation: Use the $100 pet fee to pay your cleaners an extra $25 for the extra time required to vacuum thoroughly. Use leather or faux-leather sofas instead of fabric (hair wipes right off).
- Damage: Scratched doors or soiled rugs.
- Mitigation: Airbnb's AirCover (via the Resolution Center) covers pet damage. If a dog ruins a rug, take photos, submit the receipt, and Airbnb will reimburse you.
- Allergies: Future guests may complain about pet dander.
- Mitigation: Do not allow pets on the beds. Remove high-pile rugs. Ensure your HVAC filters are changed monthly.
How to Write a Bulletproof Pet Policy
Do not just click "Pets Allowed." You must define the boundaries in your House Rules. If a guest violates these specific rules, you have the right to cancel their stay or charge additional fees.

OUR PET POLICY 🐾 We love dogs and are happy to welcome yours! To ensure the house stays in perfect condition for future guests, we require all pet owners to agree to the following rules:
- The Pet Fee: A non-refundable $100 pet fee applies per stay (Maximum 2 dogs).
- No Cats: Due to severe owner allergies, we strictly cannot accommodate cats.
- Off the Furniture: Pets are not allowed on the beds or sofas. Please bring your own dog bed.
- Do Not Leave Unattended: If you leave the house, the dog must go with you or be secured in a crate. (An anxious dog left alone in a strange house will bark and chew).
- Pick up the Yard: You must pick up your dog's waste from the yard before checkout. A $50 fee applies if our cleaners have to do it.
When You Should NEVER Allow Pets
While pet-friendly properties are highly profitable, you should strictly ban them if:
- You or your family use the property personally and have severe allergies.
- The property is in an HOA or condo building that explicitly bans short-term renters from having pets.
- Your property is carpeted wall-to-wall. (Only allow pets in homes with hard flooring like LVP, tile, or sealed wood).
Service Animals (The Legal Exception)
It is crucial to understand that on Airbnb, Service Animals are not considered pets.
Even if you have a strict "No Pets" policy, Airbnb's Nondiscrimination Policy requires you to accept guests with legitimate Service Animals, and you cannot charge a pet fee for them. (Note: Emotional Support Animals are treated differently depending on the jurisdiction, but Service Animals are federally protected in the US).
