Setting up a channel manager takes 30 minutes and requires no technical knowledge. This guide walks through every step, from creating your account to verifying your first sync.
Before you start
You'll need:
- Your Airbnb account (to export your iCal feed)
- Your Booking.com Extranet access (if you're listed there)
- 30 minutes of uninterrupted time
Step 1: Choose your channel manager

Quick recommendation by size:

Step 2: Create your account and add properties
Sign up and enter your property details. For each property, you'll typically need:
- Property name and address
- Number of bedrooms, bathrooms, and maximum guests
- Amenities (WiFi, parking, pool, etc.)
- Base nightly rate
- Photos (optional at this stage — these are for your direct booking widget)
Step 3: Connect Airbnb
How to export your Airbnb iCal feed:
- Log into Airbnb and open your listing
- Go to Calendar → Availability
- Scroll down to Import/Export Calendars
- Click Export Calendar
- Copy the URL (it starts with
https://www.airbnb.com/calendar/ical/)
In your channel manager:
- Go to Channel Connections (or equivalent)
- Select "Add Channel" → "Airbnb"
- Paste the iCal URL
- Map it to the correct property
Also import into Airbnb: Copy your channel manager's export iCal URL and paste it into Airbnb's "Import Calendar" section. This creates two-way sync.
Step 4: Connect Booking.com
How to export your Booking.com iCal feed:
- Log into the Booking.com Extranet
- Go to Rates & Availability → Calendar
- Find the iCal sync or calendar export option
- Copy the iCal export URL
In your channel manager:
- Add a new channel → "Booking.com"
- Paste the iCal URL
- Map it to the correct property
Repeat the two-way setup: import your channel manager's iCal feed into Booking.com.
Step 5: Verify existing reservations
After the first sync cycle, check your channel manager's calendar. All existing reservations from connected channels should appear as blocked dates. If any are missing:
- Wait for one full sync cycle (60 seconds on BookBed)
- Verify the iCal URLs are correct
- Check that the feeds are mapped to the right property
Step 6: Test the sync
This is the most important step. Don't skip it.
- Block a test date on Airbnb (e.g., tomorrow's date)
- Wait for your sync interval (60 seconds on BookBed, 15–30 minutes on slower tools)
- Check Booking.com — the same date should now be blocked
- Unblock the date on Airbnb
- Wait another sync cycle and verify — Booking.com should show the date as available again

Step 7: Set up your direct booking widget (optional but recommended)
If your channel manager includes a booking widget (BookBed does), embed it on your website:
- Go to Widget Settings in your channel manager
- Customize colors, fonts, and branding to match your site
- Copy the embed code (typically one line of HTML)
- Paste it into your website's booking page
The widget now shows live availability synced with Airbnb, Booking.com, and all other connected channels. Guests can book and pay directly — zero commission.
