Hostaway Review 2026: Features, Pricing & Fit

You're weighing Hostaway, you've read the feature pages, and you still can't see a price. That's by design: Hostaway asks how many listings you manage before it shows you anything, and most of what it costs you depends on a quote and on which add-ons you switch on.

Before you book a demo, write down two things: how many listings you'll run in 12 months, and the three jobs you need software to do every week (for example, keep calendars in sync, answer guests, send owner statements). Everything in this review is organized so you can check Hostaway against that list.

A note on sources: Hostaway's own site is the only primary source for its features, so the claims below are what Hostaway says it offers, checked on its pages this month. Test anything that matters to you in a demo.

What does Hostaway actually include?

Hostaway is an all-in-one property management system that bundles a channel manager, a unified guest inbox, owner reporting, a direct booking website builder and a marketplace of third-party integrations, aimed at managers running multiple listings.

Channel manager. Hostaway's channel manager page describes "direct, two-way API connections" that sync bookings, cancellations, prices and availability "in real time," and lists Airbnb, Vrbo, Booking.com, Expedia and Google among the channels it reaches. It doesn't spell out the connection type channel by channel. That's a different mechanism from iCal calendar links, which platforms import on their own schedules. If you're unsure which you need, channel manager vs PMS walks through the difference.

Guest communication. The same page describes one inbox for email, SMS, WhatsApp and OTA messages, with message templates and "AI Replies" that draft or send answers to common guest questions.

Owner reporting. Hostaway's homepage lists owner statements, an owner portal and QuickBooks among its reporting features. If you manage homes for other people, this is the part budget tools often leave out.

Direct bookings. Hostaway sells a direct booking website builder in two tiers, "Booking Website" and "Booking Website Pro," with the Pro tier adding the full editor, AI-assisted SEO and marketing tools.

Integrations and support. The homepage claims 300+ integrations, an open API and 24/7 phone support.

What this suggests: Hostaway is built for operators who want one system to run the whole business, not only the calendar. If your weekly jobs stop at "keep calendars in sync," much of this goes unused.

How much does Hostaway cost, and why can't you see it?

Hostaway doesn't publish prices. Its pricing page asks how many listings you manage before routing you to sales, so your real number only exists once you've had a quote.

The pricing page offers three bands: 2–14, 15–49 and 50+ listings. Hosts with one listing get a link to a waitlist page, which says Hostaway is "not currently available in your market or for your portfolio size." If you run a single home, that's your answer for now.

Earlier versions of this review quoted a typical per-unit price range. We've removed it, because third-party estimates aren't a source we can verify, and your quote will depend on your size, market and contract.

What you can do is compare quotes on the same basis. Use this formula once you have a number:

First-year cost = (quoted price per listing per month Γ— listings Γ— 12) + one-time onboarding or setup fees + paid add-ons

Here's the arithmetic with hypothetical inputs, not Hostaway's prices. Consider a hypothetical eight-listing manager who's quoted $30 per listing per month, a $400 onboarding fee and a $50-per-month website add-on:

LineHypothetical inputFirst-year amount
Per-listing software$30 Γ— 8 listings Γ— 12 months$2,880
Onboarding or setupOne-time$400
Website or other add-on$50 Γ— 12 months$600
Total$3,880

Swap in your own quote. The point is that per-listing pricing grows with every unit you add, so run the formula at today's size and at the size you expect in a year.

There's one cost outside Hostaway's invoice. Airbnb's service fee article says the single fee structure, where most hosts pay 15.5% deducted from their payout, is required for hosts who use property management software. If you're still on the 3% split fee, connecting a PMS moves you to the single fee, and you can't switch back. Model that change in the Airbnb fee calculator before you connect anything.

Which portfolio size is Hostaway built for?

Hostaway's own pages pitch different features to different sizes: channel sync, inbox and a direct site for 2–14 listings; owner statements and portals for 15–49; permissions, accounting and onboarding services for 50 and up.

That segmentation comes from the "Built for every portfolio size" section of Hostaway's channel manager page. Use the table below to match your weekly jobs to what Hostaway says it offers, and to the question worth asking in the demo.

Your weekly jobWhat Hostaway says it offersWhat to ask in the demo
Keep Airbnb, Booking.com and Vrbo calendars alignedDirect two-way API connectionsWhich of my channels connect by API, and which fall back to iCal?
Answer guests across channelsUnified inbox, templates, AI RepliesCan AI Replies be set to draft-only? Is it included or extra?
Send owners monthly statementsOwner statements and owner portalCan I see a sample statement built from my fee structure?
Take direct bookingsBooking Website and Booking Website ProWhat does each tier cost, and are there booking-based fees?
Plug in pricing, locks or cleaning tools300+ marketplace integrations, open APIWhich integrations I need are billed separately by the partner?

Our recommendation: if three or more rows describe jobs you do every week, Hostaway is worth a demo. If only the first row applies, you're likely paying for a system when you need a calendar tool, and Hostaway vs Guesty shows where each of these heavier systems fits, so you can rule both in or out.

How should you test Hostaway before you sign?

Treat the demo as an audit: get the full price in writing, confirm how each of your channels connects, and find out how you'd leave before you commit.

Bring this checklist:

  • Price in writing. Per-listing rate, any minimum listing count, onboarding or setup fees, and which add-ons you'd need to match the demo.
  • Contract terms. Monthly or annual, notice period, and whether fees are refunded if you leave early.
  • Channel mapping. For each channel you use, how it connects and what happens to existing reservations during the switch.
  • Direct booking costs. Website tier pricing and any percentage taken on direct bookings.
  • Data export. How you'd export reservations, guest records and financial data if you move on.
  • Support in practice. Who you'd talk to after onboarding ends, and through which channels.

If the answers are clear and the first-year cost fits your margin, that's a good sign. If you can't get a written quote or an export answer, treat that as information too.

When this advice does not apply

If you manage one listing, Hostaway's own pricing page currently routes you to a waitlist, so this evaluation doesn't apply yet. If you run hundreds of listings with custom accounting, trust accounting or regional channel needs, you'll need a formal procurement process that goes beyond a checklist. Features and availability also vary by market, so confirm anything region-specific directly with Hostaway.

What to do next

  1. Write down your listing count today and in 12 months, plus your three weekly software jobs.
  2. Fill in the fit table above and count how many rows apply to you.
  3. Request a quote and run the first-year cost formula at both listing counts.
  4. Check whether connecting a PMS would move you to Airbnb's single fee, and model the difference.
  5. Compare against at least one flat-priced option in the BookBed vs Hostaway comparison.

FAQ

Does Hostaway publish its pricing?

No. The pricing page asks how many listings you manage and routes you to sales. Single-listing hosts are sent to a waitlist page.

Does Hostaway use iCal or APIs for Airbnb and Booking.com?

Hostaway describes direct two-way API connections and lists Airbnb, Vrbo, Booking.com, Expedia and Google among its channels. Ask which of your specific channels connect that way and which rely on iCal.

Is Hostaway worth it for a small portfolio?

It depends on your weekly jobs, not only your unit count. If you need owner statements, a team inbox and integrations, it may pay for itself. If you mainly need calendars in sync, a lighter tool is likely enough.

About BookBed: BookBed gives each unit one calendar with two-way iCal sync for Airbnb and Booking.com. It uses iCal, not direct APIs, and Airbnb and Booking.com still fetch on their own schedules. See Hostaway alternatives
