If you want direct bookings, you need to show up where travelers are actually looking. And before they open Airbnb, most travelers open Google Maps to explore the neighborhood they want to stay in.
If your property is not pinned on Google Maps, you do not exist to those travelers.
The way to get on the map is by creating a Google Business Profile (formerly Google My Business). It is completely free, takes 20 minutes to set up, and is the highest-ROI marketing task you can do for your short-term rental.
Why a Google Business Profile is Crucial
1. The Map Pack
When someone Googles "places to stay near [Landmark]", Google displays the "Map Pack"—a map with 3-4 business listings right at the top of the search results, above all the standard website links. A Google Business Profile is the only way to appear here.
2. The Billboard Effect
When a guest finds your property on Airbnb, many will Google the property name to see if they can book it cheaper directly. If you have a Google Business Profile, a massive sidebar panel will appear on the right side of the search results featuring your photos, reviews, and a giant button linking directly to your website.
How to Set Up Your Profile (Step-by-Step)
Step 1: Claim your business
Go to google.com/business and click "Manage Now." Choose "Add your business to Google."
Step 2: Name & Category
- Business Name: Use the exact, unique name of your property as it appears on your website and Airbnb (e.g., The Blue Heron Cabin). Do not stuff keywords here (e.g., Blue Heron Cabin - Best Rental in Texas), as Google will suspend your account for spam.
- Business Category: Choose "Vacation Home Rental" or "Cabin Rental" depending on your property type. Do not choose "Hotel" or "Bed and Breakfast" unless you legally operate as one, as they have different verification requirements.
Step 3: Location
Enter the exact physical address of the property. Yes, the public will be able to see the location on the map. (If you are uncomfortable with this, direct booking marketing will be very difficult for you).
Step 4: Verification
Google must verify you actually operate at this address. Usually, they mail a physical postcard containing a 5-digit PIN to the property. This takes 5-10 days. (Make sure you or your cleaner checks the mail!)
Step 5: Optimization
Once verified, fill out the profile completely:
- Website: Add the link to your direct booking website. (This is the most important field).
- Photos: Upload at least 15 high-resolution photos. Include exterior shots, living areas, bedrooms, and the view.
- Description: Write a compelling description highlighting what makes the property unique and its proximity to local attractions.
The Secret Weapon: Google Reviews
Your Google Business Profile will sit empty until you get reviews. A profile with zero reviews looks suspicious and will not rank well on the map.
The Strategy: You cannot port your Airbnb reviews over to Google. You have to earn them.
- Reach out to your 5 happiest past guests.
- Send them a polite email: "Hi [Name], we are trying to build our independent website. Would you mind taking 30 seconds to drop a quick 5-star review on our new Google page? Here is the link: [Link]."
- Moving forward, include a link to your Google Business Profile in your automated post-stay messages.
Just 5 to 10 positive Google reviews is enough to outrank 90% of your local competition on Google Maps, because most hosts are too lazy to do this.
