• Hours: when the water may be used, matching your quiet hours.
• No glass anywhere near the water, and no diving unless the pool is designed for it.
• Gates and covers: close the gate and lock the hot tub cover after every use.

Are Airbnb hot tubs safe, and what water standards should you test against?

A hot tub is only as safe as its last water test and its temperature setting, so test against public-health figures at every turnover and log each reading with the date.

US public-health guidance gives concrete targets. The CDC's page on home pool and hot tub water treatment and testing recommends free chlorine of at least 1 ppm in pools (at least 2 ppm if you use cyanuric acid), at least 3 ppm in hot tubs, and a pH of 7.0–7.8. It says to test chlorine and pH at least twice a day, more often under heavy use. Its hot tub page adds bromine at 4–8 ppm and a maximum water temperature of 104°F (40°C).

You can't test twice a day while guests are in residence. Our recommendation: test at every turnover, leave test strips and a simple "out of range? message us" note for longer stays, and treat any reading outside the ranges as a reason to close the water until it's corrected. Airbnb requires hosts to disclose safety hazards inherent to the listing in the listing description, and it names access to a pool or a body of water as an example.

The same safety requirements article says hosts must address known hazards before accepting reservations. It lists "poorly maintained appliances (ex: hot tubs)" and "contaminated water" as examples. Airbnb says it may warn hosts, cancel reservations, or suspend listings when hazards aren't disclosed or fixed.

In practice, your listing should say:

• That there's a pool, hot tub, or both, and whether each is private or shared.
• Whether the pool is fenced and gated, and whether the hot tub has a lockable cover.
• Whether each is heated, and the months it's open.
• Any depth, diving, or age restrictions.
• Any exterior cameras that cover the water area (see the FAQ below).

Is a pool or hot tub worth the upkeep and insurance?

It's worth it only if the extra nightly price you can charge, after platform fees, covers the recurring upkeep, heating, testing time, and insurance cost you'd otherwise avoid.

Upkeep costs vary too much by climate, size, and local labor to quote here, so get real quotes and compare them with this formula:
