Airbnb Instant Book: should you turn it on or off?

Should you use Airbnb Instant Book? What it changes, how it affects search, which guest requirements you keep, and why it raises double-booking risk across channels.

Airbnb Instant Book: should you turn it on or off?

You're looking at the Instant Book toggle in your Airbnb booking settings and can't decide. Leave it off and you read every request before a stranger gets your keys. Turn it on and bookings confirm while you sleep. Airbnb clearly prefers the second option, but your property, your guest mix and your other booking channels decide which one is right for you.

Before you touch the setting, answer one question: is this listing's calendar also open on Booking.com, Vrbo or your own website? If it is, the sync section below matters more to you than the ranking debate.

What does Instant Book change for you as a host?

With Instant Book on, guests who meet your requirements book immediately without waiting for your approval. You lose the pre-booking review step, but you keep Airbnb's baseline checks and a small set of extra requirements.

Airbnb's How Instant Book works article says that once it's on, Instant Book applies to all available dates on your calendar. With request-to-book, the guest sends a request and you accept or decline. Airbnb's blocked nights article notes that nights stay blocked while a request is pending and that unanswered requests expire after 24 hours.

Here's what you keep with Instant Book on, according to Airbnb's booking settings article:

  • Airbnb's booking requirements. Every guest meets these, including a confirmed phone number and payment information, with identity verification in some cases.
  • House rules. All guests must agree to them before booking.
  • Good track record. An optional requirement that the guest has completed a reservation without incident or bad reviews.
  • Pre-reservation message. An optional preset message with questions the guest answers when booking.
  • Advance notice and preparation time. These block last-minute bookings and the days between stays.

You can only add those guest requirements while Instant Book is on. Two details catch hosts out. First, if a guest books within two days of check-in and needs to arrive outside your check-in window, Airbnb sends you a request instead of an instant booking. Second, some Instant Book guests can extend their stay with instant confirmation, up to 72 hours before checkout.

If you're uncomfortable with a confirmed booking, you can cancel it, but the same article warns that "fees or other consequences" may apply. Our recommendation: treat that as a last resort, not a screening tool. For a fuller screening routine, see our Airbnb guest screening guide.

Does Instant Book improve your Airbnb search ranking?

Airbnb says instantly bookable listings "may rank higher in search results," because responses are automatic. It doesn't describe a fixed boost, and quality, popularity, price and location still weigh heavily.

The wording comes from Airbnb's How search results work article. For listings that aren't instantly bookable, the algorithm considers how quickly you respond to inquiries and how often you reject requests. Instant Book removes both variables. The Instant Book article adds that it can improve your response rate, which feeds into search placement and Superhost status, and that guests can filter search to show only Instant Book homes.

What this suggests: Instant Book matters most when you're competing with similar listings for the same guests, and less when you already fill most available nights. It won't make up for weak photos, a high price or poor reviews. Our Airbnb ranking guide covers the other factors.

One more setting affects visibility. Airbnb notes that if a guest doesn't meet your requirements, such as advance notice or good track record, your listing may not appear in their search results. Every requirement you add trades some reach for control.

What happens to calendar sync when bookings confirm instantly?

Instant Book removes the moment when you'd check other channels before accepting. If the same nights are open elsewhere and your calendars sync by iCal, another guest can book those nights before the block arrives.

Airbnb says this directly: double bookings may occur if you've synced your Airbnb calendar to another website, and if one happens, you'll need to cancel one of the reservations. That cancellation can bring fees or other consequences on whichever platform you cancel.

The size of the gap depends on the platforms' own import schedules, not on the setting you choose. Airbnb says your calendar automatically updates every 3 hours from connected calendars. Booking.com says it automatically imports connected calendars every two hours and that this isn't real time. Both offer a manual refresh.

Consider a hypothetical host whose apartment is listed on Airbnb with Instant Book and on Booking.com, linked by iCal. A guest instantly books a Saturday on Airbnb at 10:00. Booking.com doesn't see that booking until its next import, so the Saturday can stay sellable there for up to about two hours. With request-to-book, the host could check Booking.com first and block the date by hand before accepting. Instant Book removes that pause.

Ways to shrink the exposure without giving up Instant Book:

  1. Refresh the other platforms manually after an Instant Book booking in peak weeks.
  2. Block high-demand dates by hand on your secondary channels until they're booked somewhere.
  3. Use advance notice so last-minute nights, where collisions are hardest to fix, need more lead time.
  4. Keep an eye on instant stay extensions, which add nights the same way.

The iCal vs API sync guide explains how connection type affects this, and how to avoid double bookings goes through a full prevention routine.

Should you turn Instant Book on or off?

Turn it on if you compete with similar listings, sell mostly on Airbnb and your guest requirements match your house rules. Keep it off if one bad stay would be very costly, or if several open channels sync slowly.

Use this diagnostic. Find the row that best describes your listing:

Your situationLean towardWhy
Airbnb-only, many similar listings nearbyInstant Book on, with requirementsYou get the automatic responses the search algorithm considers, with no cross-channel collision risk
Listed on two or more channels via iCalInstant Book on only with manual blocks for peak dates, or offImports run on schedules measured in hours
High-value home, event-prone location or fragile furnishingsRequest-to-bookReading each request is worth more than the ranking effect
Strict arrival rules, building access limits or no late check-inInstant Book on with a check-in window and advance notice, or offSettings cover some rules, but not every logistics constraint
Demand already exceeds your available nightsRequest-to-book is fineVisibility matters less when you're turning guests away

If you land between two rows, try Instant Book for a set period, then check your booking pace, any cancellations you had to make, and whether the requirements screened out the guests you wanted to avoid.

When this advice does not apply

  • Stays of 31 nights or more: Airbnb's Instant Book guest help says Instant Book works for reservations under 31 nights, so long stays follow a different flow.
  • Listings managed through connected software: Airbnb notes that availability rules can be set on the connected software side, so check there as well as in Airbnb before changing settings.
  • Hotels and multi-unit room types: availability logic differs from a single home, and the double-booking example above doesn't map directly.

What to do next

  1. List every channel where this listing's calendar is open and note how each one syncs.
  2. Open Airbnb booking settings, decide on good track record, a pre-reservation message and advance notice, and review your house rules.
  3. Turn Instant Book on for a defined trial period, or keep it off, based on the diagnostic table.
  4. For peak weeks, plan manual blocks and refreshes on your secondary channels.
  5. After the trial, review booking pace, cancellations and guest issues before deciding for good.

FAQ

Can I require a government ID from Instant Book guests?

Airbnb's current optional requirements are good track record and a pre-reservation message. Identity verification is handled by Airbnb as part of its booking requirements, depending on the booking.

Does Instant Book apply to every date on my calendar?

Yes. Airbnb says that when Instant Book is on, it applies to all available dates. Use blocked dates, advance notice and trip length settings to control which nights guests can book.

Can I cancel an Instant Book reservation?

You can, but Airbnb warns that fees or other consequences may apply. Check the host cancellation policy before relying on cancellation as a safety net.

Two-way iCal sync: BookBed syncs your Airbnb and Booking.com calendars both ways through iCal, so an Instant Book reservation reaches your other channel's calendar feed without manual copying. Airbnb and Booking.com still import on their own schedules. See BookBed pricing.
